LISA instead of Help to Buy ISA

The Help to Buy ISA is no longer available since the 30th November 2019. There is a replacement scheme called Lifetime ISA (LISA). The Lifetime ISA has different rules around its use, however it can be used to fund the purchase of a property under the Help to Buy scheme.

What is Help to Buy?

The Government’s Help to Buy Equity Loan initiative in Buckinghamshire allows eligible people to buy properties with as little as a 5% deposit. The maximum purchase price of any property you buy is £600,000.

The Government provides you with a loan of up to 20% of the property's purchase price and you have to secure a mortgage for the remaining 75%

For properties in the London area, the London Help to Buy scheme operates. It is broadly the same as the Help to Buy Equity Loan, except the Government provides a loan of up to 40% of the purchase price, to reflect the higher property prices in London, so a mortgage must be secured for the remaining 55% of the purchase price.

Help to Buy Equity Loan repayments, mortgages and selling your home

When you use the Equity Loan to buy a property in Buckinghamshire, no repayments on the Government loan need to be made for 5 years.

The loan is cheaper to finance than it would be on the open market and you only have to get a mortgage for a maximum of 75% of the property’s value. 

That said, the Government has a charge on your property in Buckinghamshire, worth up to 20% (40% for London Help to Buy), as well as the mortgage lender’s charge. Until the Government loan is repaid, on sale, the Government will be due up to 20% of on any increase in the property value.
